The Community of Madrid has given the green light to the ALMA Meco Sectorisation Plan, a project promoted by the City Council of this municipality in the east of the region that will build a logistics and business park in the town with eight mega plots for logistics.

As detailed by the Regional Ministry of the Environment, Agriculture and the Interior to El Mundo / GRAN MADRID, the regional executive is making 256.63 hectares of industrial land available to companies to promote employment in the Community of Madrid.

The approval of this Plan has enabled the transformation of the land, which was previously rural and 90% of which was used for dry farming, into eight large plots reserved for the development of industrial logistics activity. These plots will have surfaces ranging from 40,000 square metres, the smallest, to 400,000 square metres, the largest, a typology currently in great demand by companies dedicated to e-commerce.

The total buildable area of this area is 925,061 square metres built for economic activity, of which 901,537 are for logistics industry and 21,850 for tertiary business, including offices, hotels and complementary services.

In addition, another 895,648 square metres will be reserved for general networks: the road network, equipment, infrastructure protection areas and open spaces, one of which is located on the El Mar archaeological site.

The logistics centre will also have 50 hectares for green areas and open spaces.

The Community of Madrid has processed this plan ‘in record time’, according to regional government sources, as it started in 2020 and has gone ahead at the end of 2024.

It is expected that the construction works, which will be developed in phases, could begin in a couple of years and that, one year later, the centre could welcome some of its first tenants. Before that, Meco City Council will have to process the urbanisation and reparcelling of this area.

The government estimates that this new logistics centre will generate some 5,000 direct jobs, most of them highly qualified.

This initiative is part of the ALMA Meco development project. Its location is in line with Madrid’s strategy as a capital region for attracting investment, providing leading international companies with land suitable for the development of their projects and, furthermore, allowing them to continue to attract talent and opportunities to the Region of Madrid.
